Door Closers Australia — Residential, Commercial & Fire-Rated

A door closer is a mechanical device that automatically returns a door to its closed position after it has been opened. In residential settings they add convenience and draught control. In commercial, strata and industrial buildings, they are a legal requirement — every fire door in Australia must be fitted with a fire-rated automatic door closer under the Building Code of Australia (BCA) and Australian Standard AS1905.1. Whether you need a residential overhead closer for a back door, a heavy-duty commercial closer for a high-traffic entry, or a fire-rated closer for a strata fire stair door — we supply, advise and install.

As a licensed locksmith business with over 55 years of combined experience, we understand door closer compliance requirements and can specify the right product for your application. This is particularly critical for fire doors, where the wrong closer can void the door's fire rating and create legal liability for building owners and strata managers. Types of Door Closers — Which Do You Need?

Overhead Surface-Mounted Door Closers

The most common type — a hydraulic mechanism mounted on the top of the door leaf or frame, connected to the door by a visible arm. Overhead closers are the standard for commercial buildings, strata common areas, fire stairs and high-traffic entries. They are highly adjustable (closing speed, latching speed, back-check) and can be serviced and replaced without door modification. Available in standard, heavy-duty and extra-heavy-duty sizes to suit door weights from light internal doors to industrial-grade external entries. The most widely stocked and serviced type of door closer in Australia.

Concealed Door Closers

Concealed closers are installed inside the door or frame — completely invisible from the outside. Used in premium architectural applications where aesthetics are critical: high-end hotel entries, executive offices, prestige residential, heritage buildings where surface hardware would be intrusive. Concealed closers require specialist installation (router work to the door or frame) but deliver a seamless finish that surface closers cannot match. Available in single-action and double-action (for two-way swing doors) configurations.

Floor Spring Door Closers

Floor springs are installed below the finished floor level, providing a very clean visual result with no visible overhead mechanism. They are used on heavy glass doors, frameless glass entrances, pivot-hung doors and any application where an overhead closer would obstruct the design intent. Floor springs offer superior strength and stability for heavy doors and provide smooth, controlled closure without any visible hardware above floor level. Professional installation required — floor preparation and precise fitting are critical.

Residential Door Closers

Lighter duty closers for internal and external residential doors — back doors, laundry doors, garage access doors and screen doors. Residential closers are adjustable for closing speed and are designed for the lower traffic and door weight typical of home applications. They prevent doors from slamming (important for noise, safety and door longevity) and ensure doors close fully — essential for security, energy efficiency and keeping insects and pets contained.

Fire Door Closers — Compliance in Australia

This is where door closer specification becomes a compliance and legal matter, not just a purchasing decision. Under the Building Code of Australia (BCA) and Australian Standard AS1905.1, every fire-resistant doorset in an Australian building must be fitted with a fire-rated automatic door closer. This is non-negotiable and the law is unambiguous:

  • Fire doors must be self-closing — they must return to the closed and latched position automatically after every opening
  • Fire doors must be fitted with a fire-rated automatic door closer — not a standard residential or commercial closer, but one that has been type-tested as part of the certified fire door assembly
  • It is an offence under BCA to prop open a fire door or interfere with the automatic closing action
  • Fire door hardware — including closers — must be inspected every 6 months on common property fire doors (strata) and annually on sole occupancy unit fire doors under AS1851
  • A non-compliant fire door closer can void the door's fire resistance rating, fail an Annual Fire Safety Statement (AFSS), and void building insurance in the event of a fire

Where are fire door closers required in Australian buildings? Every fire stair door. Every apartment entry door opening onto a common corridor. Every plant room door. Every fire compartment boundary door. Every exit door in Class 2–9 buildings. If your building has a fire rating tag on the door (found on the hinge edge), it is a fire door and it requires a compliant fire-rated closer.

As a licensed locksmith business, we specify and install fire-rated door closers for strata buildings, commercial properties and industrial sites across Melbourne's south-east and the Mornington Peninsula. If you are a strata manager, building manager or facilities manager with fire door compliance requirements, contact our team — we can conduct a site inspection and provide a full compliance recommendation.

Door Closer Adjustment — What the Valves Do

Most commercial and fire-rated door closers have two or three adjustable valves that control how the door behaves. Understanding these is essential for correct installation and adjustment:

Closing speed (sweep speed) — controls how fast the door swings from fully open back to the latch point. Too fast and it slams; too slow and it may not close before the next person arrives, creating a security or fire risk. Adjust clockwise to slow, anti-clockwise to speed up (most brands).

Latching speed — controls the speed of the final few degrees of door travel as it latches shut. This is separate from the main closing speed because the door needs to travel the last section with enough force to engage the latch, even if the main closing speed is very slow. Critical on fire doors — the closer must reliably latch every time.

Back-check — creates resistance when the door is opened beyond a set angle (typically 70–80 degrees), preventing the door from being thrown open and damaging the wall, frame or closer arm. Important on exterior doors in windy locations and on high-traffic entries. Adjust to increase resistance to slam-back.

Delayed action (available on some models) — holds the door open at a set angle for a few seconds before closing, giving people carrying items or wheelchair users time to pass through. Not available on fire door closers (fire doors cannot have hold-open function).

Door Closer Size & Specification — Getting It Right

Door closers are sized by their closing force — typically expressed as a spring strength number (1–6 or EN 1–7, depending on the standard). The correct size depends on the door weight, door width, wind exposure and the location (interior or exterior). Using an undersized closer on a heavy or exposed door means the door will not close reliably; using an oversized closer on a light interior door means it will be difficult to open, creating an accessibility issue and potentially a DDA compliance problem.

As a general guide for Australian residential and light commercial applications: spring strength 2–3 for light internal doors (up to 60kg, up to 900mm wide); strength 3–4 for standard external doors (up to 80kg, up to 1050mm wide); strength 4–5 for heavy or wind-exposed external doors (up to 120kg, or 1200mm wide); strength 5–6 for heavy-duty commercial and fire stair doors. Our locksmith team can specify the correct size for your application — particularly important for fire doors where the closer must be type-tested to the door assembly specification.

Door Closer Brands — Which Is Right for Your Application?

Not all door closers are equal, and brand matters — particularly on fire doors where the closer must be type-tested to the certified assembly. Here is a guide to the key brands we stock and what each is best suited for:

Lockwood — Residential, Commercial & Fire-Rated

Lockwood (part of ASSA ABLOY, Australia's most trusted security brand) manufactures a complete door closer range designed and tested for Australian conditions. The Lockwood 1022 Series is a hydraulic door closer suited to residential and light commercial applications — outward opening doors up to 35kg, simple installation, affordable and reliable. For commercial and fire door applications, the Lockwood 7724 Series is an adjustable commercial power closer suitable for architectural and commercial applications — left or right hand, inward or outward opening, parallel, over-door or standard mounting, and backed by a 25-year mechanical warranty. The premium Lockwood 7726DA Series is a rack and pinion adjustable power closer tested to 4 hours on fire door assemblies in accordance with AS1905.1:2005 — one of the highest fire ratings available in the Australian market. The Lockwood 2024 Series is the economy option: multi-position mounting template, one model covers size 2, 3 and 4, quick and easy to install on most applications, suitable for doors up to 1100mm wide. Also fire tested to up to 4 hours (depending on doorset type) under AS1905.1. The Lockwood closer range is the natural specification complement to Lockwood locks and hardware — one brand, one supplier, one warranty relationship.

Zanda — Architectural & Designer Closers (Rutland)

Zanda Architectural Hardware is the exclusive Australian distributor for Rutland door closers — one of the world's most widely installed door closer brands, with products specified from Buckingham Palace to the largest shopping centres in Europe. A Rutland closer is sold every 31 seconds worldwide. For Australian architectural projects where the closer needs to complement premium door hardware, Zanda's range delivers both performance and aesthetic quality. The Zanda Vivid series offers cam action door closers (EN1–5) in a slim, design-led profile with a slimline cover available in multiple finishes — Silver, Matt Black, Brushed Nickel, Graphite Nickel, Satin Brass and Electro Brass — making it the natural choice when the closer needs to be visible and match the surrounding hardware rather than disappear. The Zanda TS9205 Slimline Closer is a combined unit (closer and slide arm integrated into one flush profile) for applications where a truly minimal visual footprint is required. The Zanda TS8016 is a heavy-duty slide arm closer rated EN1–6. All Zanda/Rutland closers are fire rated to Australian Standards and non-handed for easy installation on any door configuration. Zanda also offers concealed closer options (ITS series) for frameless glass and premium pivot applications, and a range of marine-grade 316 stainless steel floor springs for glass door and coastal applications.

Carbine — Industrial Grade, Fire Door Specialists

Carbine is an Australian brand (part of the Davcor group, the same family as Nidus) that has built a strong reputation in the fire door industry for industrial-grade closers at competitive prices — robust, economical, AS1905.1 compliant, and developed in collaboration with Australian locksmiths. The Carbine Radius series is the next generation of Carbine door closers, comprising four Cam Action models, four Rack & Pinion models and five Transom Closer models. Carbine Transom Closers are available hold-open or non-hold-open, with a maximum opening of 130 degrees and maximum door weight of 150kg — making them suitable for the heaviest commercial and fire stair applications. They include all standard installation parts and are suitable as new installations or retrofit solutions. Carbine also supplies industrial-grade fire door security plates and locks, making them a single-brand solution for fire door hardware packages. For strata managers, body corporates and commercial building owners who need compliant fire door hardware that is cost-effective and nationally supported, Carbine is one of our strongest recommendations.

Briton — Commercial, Institutional & High-Traffic

Briton is part of Allegion — the same global security group as Gainsborough and Schlage — and is one of the world's most specified commercial door closer brands, with particularly strong representation in institutional environments: hospitals, schools, aged care facilities, universities and government buildings. The Briton 1100 Series (1110 and 1120B models) is a medium-duty trimplate-style closer, adjustable EN2–4, suits doors up to 1100mm wide and 80kg, fire tested to 2 hours for timber fire doors — the standard specification for offices, corridors, storerooms and residential facility applications. The Briton 2003 Series is an extremely reliable and versatile closer with a 10-year manufacturer's guarantee, meeting EN1154, CE Marked, and fire tested to 2 hours for timber and 4 hours for steel fire doors. The Briton 2130B is the heavy-duty flagship — cast iron body, hardened steel rack and pinion mechanism with needle roller bearings, silicon chrome alloy steel springs, hydraulic fluid with temperature compensation, adjustable sizes 2–6, suits doors up to 120kg and 1400mm wide. For applications where maximum durability and fire compliance in demanding high-traffic environments are the priority — Briton is the specification. The concealed adjustment feature on Briton closers prevents unauthorised tampering on sites where tampering with closer settings is a maintenance problem (hospitals, schools, strata buildings).

Dormakaba — Premium Architectural & Commercial

Dormakaba (formed from the merger of Dorma and Kaba) is one of the world's largest door closer and access control manufacturers, with a particularly strong specification presence in premium commercial, high-rise residential and architectural projects in Australia. From the compact TS series for light commercial applications through to heavy-duty overhead closers for large commercial doorsets, Dormakaba covers the full range. Their closers are specified on prestige commercial, hospitality and institutional projects where both performance and aesthetic quality are required. Available in our range for commercial and high-specification fire door applications — contact our team for Dormakaba specification and supply.

Frequently Asked Questions — Door Closers

Is a door closer required on a fire door in Australia?
Yes — under the Building Code of Australia (BCA) and Australian Standard AS1905.1, every fire door must be fitted with a fire-rated automatic door closer. The closer must be type-tested as part of the certified fire door assembly. A standard residential or commercial closer is not acceptable on a fire door. It is an offence to prop open or interfere with the automatic closing of a fire door. Strata common property fire doors must be inspected every 6 months under AS1851.

Can I fit any door closer to a fire door?
No. Only fire-rated closers that have been type-tested and approved for use with the specific fire door assembly can be fitted to fire doors. Fitting an unapproved closer to a fire door voids the door's fire resistance rating, invalidates the door certification, can fail an Annual Fire Safety Statement, and may void building insurance. If you are replacing a closer on a fire door, the replacement must be from an approved hardware schedule for that door assembly. Contact our locksmith team — we can identify the correct specification for your fire door.

How do I know if my door is a fire door?
Fire doors have a certification tag on the hinge edge of the door (and matching tag on the frame). The tag shows the fire resistance level (FRL), manufacturer, and installation details. If the tag is missing or illegible, the door status cannot be confirmed and compliance cannot be certified — this is a common strata compliance issue. Common locations for fire doors: fire stair doors, apartment entry doors opening onto common corridors, plant room doors, and any door that is part of a fire compartment boundary.

What is the difference between a surface closer and a concealed closer?
A surface closer is mounted on the visible face of the door or frame with an external arm connecting to the door. It is adjustable, serviceable and the most widely used type for commercial and strata applications. A concealed closer is installed inside the door or frame and is completely invisible from outside — preferred for premium architectural applications where hardware aesthetics matter. Concealed closers require specialist installation and are generally more expensive. For fire door applications, both types are available in fire-rated configurations; confirm the specific model is approved for your fire door assembly.

How do I adjust a door closer?
Most door closers have adjustment valves (small screw slots) on the body of the closer. There are typically two or three: closing speed (controls the main sweep), latching speed (controls the final latch engagement), and back-check (resistance to being thrown open). Turn clockwise to slow/increase and anti-clockwise to speed up/decrease — but check the specific instructions for your closer model as conventions vary. For fire door closers, adjustments must ensure the door reliably closes and latches every time — latching speed is the critical valve. If the door is not latching reliably, increase the latching speed valve before any other adjustment.

My door closer is dripping oil — does it need replacing?
Yes. A door closer that is dripping or weeping hydraulic oil has a failed seal and needs to be replaced. The oil leakage will progressively worsen and the closer will eventually fail to close the door. On a fire door, a failing closer is a compliance and safety issue — do not wait for complete failure. Contact our locksmith team to arrange replacement. On a fire door, the replacement must be an approved model for that door assembly.

What door closer brands are recommended?
For commercial and fire-rated applications in Australia, the most widely specified and serviced brands are Dormakaba (formerly Dorma — one of the world's largest door closer manufacturers, widely stocked in Australia), LCN (part of Allegion — the same group as Gainsborough), and selected commercial closer brands available through licensed locksmith suppliers. Our team can recommend the appropriate brand and model for your specific application and door type. Avoid very cheap imported closers for fire door applications — only type-tested, certified products are acceptable.

Can a door closer be fitted to a screen door?
Yes — specific residential door closers are designed for screen and security screen doors, preventing them from blowing open and slamming. Screen door closers are lighter duty than overhead commercial closers and are designed for the aluminium or steel frames of typical Australian screen doors. They are adjustable for closing speed and are a useful addition for pest control, draught management and preventing door damage in windy conditions.

Do door closers require maintenance?
Yes. Commercial door closers should be inspected annually (or more frequently in high-traffic applications) and adjusted as needed. Check the arm connections and mounting screws are tight, check the oil is not leaking, check the door closes and latches reliably, and check the closing speed is appropriate for the application. Fire door closers must be inspected at the intervals specified under AS1851 (every 6 months for strata common property fire doors) — this is a legal requirement, not a recommendation.
